Repair Timeframes

Emergency Repairs – within 4 hours

Emergency Repairs that cause serious health or safety risk to the participant and/or property, including gas leaks, broken sewer pipes or serious flooding.

Urgent Repairs – Within 24 Hours

Urgent Repairs pose serious health and safety risk or inconvenience to the participant such as failure or breakdown of electrical or hot water supplies to the property. 

Priority Repairs – within 7 days

Repairs that may pose a risk to health and safety if left unattended within a reasonable period. These include limited malfunctions in electrical and water supplies such as a dripping tap or a plug socket not working

Routine Repairs – within 28 days

Routine Repairs do not cause a health or safety risk such as tiling repairs and minor fencing repairs. Excelsior Housing will aim to complete Routine repairs as promptly as possible, subject to the inconvenience to the participant and the potential for the repair to become a risk to health and safety if left unattended. 

Non-essential Repairs

Non-essential repairs are defined as problems that cause little or no disruption to the participant and will not lead to other defects or an escalation of the original problem.

Non-essential repairs are often not an issue for the participant, although they may be unattractive or lower the level of amenity. Examples include a cracked window pane that is not in danger of breaking, missing fly screens, general repainting.
