For our residents

For Current Tenants

Everything for your whole tenancy — from moving in and paying rent, to repairs, support, and moving on. All in one place.

Welcome to the Tenant Hub — your home base for rent, repairs, support and everything in between.

Starting your tenancy

Moving into a new home is a big step. Here is what to expect when you start a tenancy with us, so there are no surprises.

Your agreement

We walk you through your tenancy agreement in plain language before you sign — what is included, your rights, and ours.

Your support

We confirm your SIL provider and on-site support arrangements so everything is ready from day one.

Move-in checklist

Keys, a condition report, emergency contacts and how to reach us — all handed over when you arrive.

Settling in

We check in during your first weeks to make sure the home and supports are working for you.

Rent & payments

At Excelsior, rent is a Reasonable Rent Contribution (RRC), set in line with NDIS guidelines. Here is how it works — your tenancy agreement always confirms your exact amounts.

Your rent contribution (RRC)

Generally 25% of the Commonwealth Disability Support Pension, plus 100% of any Commonwealth Rent Assistance you receive. As your pension changes, your rent changes with it.

SDA payments

If your home is Specialist Disability Accommodation, the SDA price is funded through your NDIS plan and claimed directly by us — not paid by you.

Board & utilities

Some homes include a board or services fee for things like electricity, water or shared costs. We tell you upfront what is included.

How to pay

Rent is paid by regular direct debit or Centrepay. We set this up with you and send a statement so you always know where you stand.

Repairs & maintenance

Something in your home broken or not working? Tell us what is wrong and our regional team will arrange the fix. For anything urgent that affects your safety, call us straight away.

Living in your home

Your home, your way. These resources cover your rights as a tenant, day-to-day living, and who to call when you need support.

Resident handbook

Your full guide to living in an Excelsior Housing home — supports, safety, and house information.

Your rights

You have rights as a tenant and as an NDIS participant. We explain them clearly and uphold them.

Support contacts

Your SIL provider, on-site support, and our team — one list of who to call for what.

Visitors & pets

Your home is yours. We will talk you through anything in your agreement about guests or pets.

Changes & ending a tenancy

Things change, and that is okay. Whether your needs shift or it is time to move on, we make the next step clear and supported.

Changing homes

If your support needs change, talk to us about transferring to a home that is a better fit.

Giving notice

Your agreement sets out the notice period for ending a tenancy. We guide you through it step by step.

Moving out

We arrange a final inspection, sort any bond or final payments, and help coordinate your move.

Staying connected

Leaving does not end the relationship — we are happy to help with referrals or future housing.

Feedback & complaints

Compliments, concerns and complaints all help us do better. You can raise anything with us safely, and it will not affect your tenancy or supports.
