How to apply for SDA housing: a step-by-step guide

Applying for Specialist Disability Accommodation can feel daunting, but the pathway is more straightforward than it looks. Here is how it usually runs.
- 1. Check your plan. SDA is a specific line in an NDIS plan. If it is already there, note your design category and location — you can start looking now.
- 2. No SDA in your plan yet? Talk to your Support Coordinator or LAC about a home-and-living assessment. Evidence from allied health professionals about your housing needs is central to this step.
- 3. Find homes that fit. Search by town, framework and design category, and shortlist the ones that suit your life — location, co-residents, and support arrangements all matter as much as the building.
- 4. Enquire and visit. A good provider will show you through, introduce the household where relevant, and answer funding questions without pressuring you.
- 5. Agree and move in. You will sign a residency agreement that sets out your rent (the Reasonable Rent Contribution) and your rights as a tenant.
